What Maria owns, what stays in your system, and how safety triage works.
Maria answers your tenant line, triages maintenance DIY-first (anything dangerous escalates to a human immediately), opens and chases work orders, gathers and levels vendor bids — up to twenty per job — sequences turns, and files documents in your encrypted vault. She speaks English, Spanish, Portuguese, and Russian.
The money side. Rent collection, evictions, and ledger or trust accounting stay in your own property-management system of record. Maria owns maintenance, vendors, and turns — nothing else.
Every customer has a physically separate encrypted vault — its own database and its own encryption key, so isolation is structural, not a software filter. Sensitive numbers (SSN, bank, card) are tokenized before indexing, every access is logged append-only, and staff don’t browse vaults.
Yes. Ask Maria to archive the documents for a deal or property and she’ll confirm and tuck them away — out of her memory and searches entirely, but safely stored, and she can restore them any time you ask. Want something permanently destroyed, or the entire vault erased? Tell support — it’s honored promptly, with written confirmation.
Safety first, always: gas smells, sparking, flooding, or anything hazardous skips DIY triage entirely and escalates immediately. DIY guidance is only ever offered for clearly safe, minor fixes — and the tenant can always insist on a visit.
